APX Lending, a Canadian company providing loans backed by digital assets, plans to introduce Bitcoin-backed mortgages in Canada in Q1 2027. The company has opened a waitlist for interested customers.

APX already provides loans backed by digital assets. Its clients have used them to finance real estate projects, repay high-interest debt, and support business operations. The mortgage product will extend the company’s lending services to home purchases.

The mortgages will allow borrowers to use Bitcoin as collateral when purchasing a home instead of selling their holdings to make a down payment. This is relevant for investors who want to keep their Bitcoin while accessing funds for real estate purchases. Selling cryptocurrency may also trigger capital gains tax. Details about eligibility requirements, interest rates, loan-to-value ratios, and repayment terms have not yet been announced.

The company also outlined its existing infrastructure for managing digital-asset-backed loans. Client collateral is stored in segregated BitGo Trust cold wallets, is not rehypothecated, and is covered by insurance of up to $250 million. Borrowers can independently verify their collateral on-chain.
